Gated 55-Plus Communities: PebbleCreek and CantaMia
PebbleCreek is guard-gated, and any vehicle without a resident RFID tag has to enter through the staffed lanes at a main gate. Navigation apps often send drivers to unmanned gates, so give us the main gate address for your side: Eagle’s Nest at 15700 Clubhouse Dr or Tuscany Falls at 15872 Clubhouse Dr. Let the gate know a moving truck is expected on your move date. CantaMia, the gated 55-plus village inside Estrella, also controls entry, so share the access instructions from your HOA when you book.
New Construction in Estrella and Palm Valley
Estrella covers about 20,000 acres in the Sierra Estrella foothills south of I-10, and national builders are still adding homes there. Palm Valley, a 9,000-acre community, also has many new builds. Estrella runs a community-wide HOA with sub-associations, so check both sets of rules for move-in hours and truck parking. If you are closing on a new build, confirm the closing date before you lock in a move date, and ask us about storage if the two might not match.
Timing Your Move Around Heat and Spring Training
Summer Heat
July is the hottest month in Goodyear, with average highs around 106°F. For a summer move, ask for the earliest arrival window of the day and keep the power and air conditioning on at both homes until the last item is placed. December highs average around 65°F, which makes winter the easiest season for loading outdoors.
Spring Training Traffic
Goodyear Ballpark hosts the Cleveland Guardians and Cincinnati Reds from mid-February, with about 30 games in roughly 30 days. Fans reach the ballpark from I-10 by Estrella Parkway and Bullard Avenue. If your home is near those roads, check the game schedule when you pick a date so we can plan the route and arrival time.
